Historically LD Capital is a Commercial Real Estate Lender, Closing Hundreds of Millions of Dollars annually in construction, acquisition and refinance loans. Our goal is to provide our clients with attractive financing options that will best serve their individual financial needs. We have successfully laid a firm foundation for financing a broad range of loan products.
LD Capital is a service-oriented firm staffed with associates who are skilled in the underwriting and closing of conventional, SBA, EB-5 and conduit loans for our clients. SBA, EB-5 and conduit loans are inherently more complex and cumbersome for borrowers versus traditional financing. Therefore, LD Capital has hired individuals who are experts in each part of the conduit process, including originators who are intimately familiar with the loan products offered by LD Capital, underwriters skilled in the underwriting process of complex properties, and a closing staff who can answer all questions regarding the legal complexities of SBA and conduit loans and get loans closed.
With this wealth of experience in lending LD Capital has developed a time and experience proven Exit Strategy for all of our projects. Rather than sell the developments or lease space in the way that developers usually do for EB-5, a process that solely depends on the economic landscape in order to be successful, LD Capital has an upfront contract agreement with the developers of the projects for EB-5 stating the developers MUST refinance the hotel through one of LD Capital’s commercial lending platforms.
Since LD Capital is a lending company, we use EB-5 as a lending platform for a debt raise instead of an equity raise. By doing this, LD Capital signs a contract with the developer that states that the developer must refinance through another LD Capital lending platform such as CMBS, SBA, or Conventional after the conditions have been removed from every investors’ green card.
