Project Selection

  • We have a Dedicated Team of highly qualified & experienced professionals that carry out due diligence of each investment proposal.
  • Only proposals that would normally pass the criteria applied by Wall Street bond buyers are selected to ensure high quality of lending.
  • So, there are only few projects that are selected for financing.
  • The projects are subject to Independent Appraisal by the top appraisers in the U.S. like HVS, CBRE etc., to ensure that only projects that have the highest chances of success are selected for investment of our funds.
  • Our deep understanding of the hospitality industry and intricate understanding of the U.S. market ensures that Only the lowest risk investments with our target return rate are selected for deployment of our funds.


  • The funded projects are closely monitored through quarterly reporting to ensure that the assumptions made at the time of selection are on track.
  • This ensures that the investment does not fail and is on track with the regular flow of cash in the form of returns on investment.
  • We have a Dedicated Team of experts who Monitor the project on a regular basis through a reporting system so we can provide feedback to Investors.
  • Once the property is built, we do an Annual Inspection.
  • We have been in the business of servicing loans for over 15 years.

Exit Strategy

  • The investments are nurtured until a period of stable cash flow & once matured, the appropriate avenue of exit is decided on a case-to-case basis.
  • There are various options available to remove an EB-5 loan on a project by refinancing the investment, as mentioned below:
    • United States Small Business Administration (SBA) guaranteed loans.
    • Conventional Loans.
    • Commercial Mortgage-Backed Securities (CMBS) Loans.
  • LD Capital group has more than 20 years of knowledge in the lending industry with outstanding connections with the various market players enabling us to make the chosen exit strategy happen for maximum benefit to the investors. We indirectly force the developer (through incentives) to pay off the EB-5 loan at the 5th year with our own lending programs.
  • Even if the economy is down, we still have programs to payoff the EB-5 loan.
